This is like all other special funds of the Town where the fund does not have their own financial function. The Trust financial information is reported in the Town financial statements, and the Trust has a separate audit performed annually – both are posted on the Town website. Analysis of Impediments to Fair Housing Choice The Analysis of Impediments to Fair Housing Choice is a comprehensive review of a jurisdiction’s laws, regulations, and administrative policies, procedures, and practices affecting the location, availability, and accessibility of housing, as well as an assessment of conditions, both public and private, affecting fair housing choice or the provision of housing to persons identifying as a ‘protected class’, further defined as persons of a particular race, color, religion, sex, disability, familial status, or national origin.

This AI report is a requirement of the federal Department of Housing and Urban Development (HUD). Recipients of all HUD housing grants are required to certify that grants are administered in conformity with fair housing law. The report is required every 5 years.

Fiscal Impact of Mixed-Income Housing Developments The Fiscal Impact of Mixed-Income Housing Developments on Massachusetts Municipalities published by the University of Massachusetts Donahue Institute is a compilation of the research to determine whether mixed-income developments that have been built in the state did, in fact, place new burdens on their communities. They incorporated extensive field work in seven municipalities with mixed-income, homeownership developments, and found that 40B projects - mixed-income housing units - have the same fiscal impact as the vast majority of their single family neighbors.
