The Town of Sudbury has received  an application for Project Eligibility to the Massachusetts Housing Partnership (MHP) for a new Comprehensive Permit development being proposed by Avalon Bay on an 18 acre portion of the Raytheon property at 526-528 Boston Post Road.  The proposal is for the construction of 250 rental units in 32 buildings, each containing between 4 and 16 units, and a clubhouse. Access is from a new road on Route 20, situated directly across from the westernmost Shaw’s Plaza driveway, which will serve all the components of the redevelopment. The 40B project will contain 163 units of market rate housing, and 87 units of housing affordable to households making 80% of the area median income.

Preliminary site plans and building elevations have been submitted with the MHP application.

The Town has approximately 30 days to issue comments on the proposal to MHP as part of their review of the project for eligibility. The Selectmen’s office has a binder with the application and supporting documentation for public review. The application to MHP for a Project Eligibility Letter  can be accessed here.

The Board of Selectmen has scheduled a preliminary discussion on the proposal at their November 17, 2015 meeting.

If MHP approves the site, the applicant is then eligible to submit an application to the Zoning Board for a Comprehensive Permit.
