The Town purchased this property in 1992 for use as a gravel operation throughout the 1990s, which has since been removed. A <strong><a href=\"https:\/\/sudbury.ma.us\/townmanager\/?p=1147\">Land Disposition and Development Agreement<\/a><\/strong> for the property was negotiated with Quarry North Road LLC and agreed to by the Town on February 28, 2019. Most recently, a 274 unit residential development called <a href=\"https:\/\/sudbury.ma.us\/pcd\/2020\/05\/07\/cold-brook-crossing-residential-development-planning-board-permitting-application-materials\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Cold Brook Crossing<\/strong><\/a> has been proposed for the property and is now under review by the Planning Board.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>UPDATE 3\/15\/2021: <a href=\"https:\/\/sudbury.ma.us\/selectboard\/?p=5675\">Sudbury Melone Property Sale and Town Center Land Exchange Finalized<\/a>. <\/strong>Quarry North\u2019s Cold Brook Crossing to be located at 16 &amp; 36 North Road in Sudbury. Click hyperlink above for details.<strong><br \/>\n<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p><strong>UPDATE 1\/27\/2021:<\/strong> The Select Board has taken actions to close on all related transactions in early March of 2021.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Quarry North\/Melone Updates<\/strong><\/p>\n<p>On March 11, 2020, a proposal for a 274 unit housing development at the Quarry North site called <a href=\"https:\/\/sudbury.ma.us\/pcd\/2020\/05\/07\/cold-brook-crossing-residential-development-planning-board-permitting-application-materials\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Cold Brook Crossing<\/strong><\/a> was submitted to the Planning Board.<\/p>\n<p>On May 7, 2019, Town Meeting approved the <a href=\"https:\/\/sudbury.ma.us\/pcd\/?p=2154\"><strong>40R Smart Growth Overlay District<\/strong><\/a> at Quarry North, and the district was later approved by the Attorney General and the Department of Housing and Community Development.<\/p>\n<p>On February 28, 2019, the Board of Selectmen signed a<strong> <a href=\"https:\/\/sudbury.ma.us\/townmanager\/?p=1147\">Land Disposition and Development Agreement<\/a> <\/strong>with Quarry North Road LLC.<\/p>\n<p>A <a href=\"https:\/\/sudbury.ma.us\/townmeeting\/?p=453\"><strong>Town Meeting<\/strong><\/a>, which included the Melone Disposition, was held on December 11, 2018.<\/p>\n<p>A <a href=\"https:\/\/sudbury.ma.us\/selectboard\/?p=4074\"><strong>Town Forum<\/strong><\/a> on the Melone Disposition&nbsp;was held on November 27, 2018.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>Town Meeting &amp; The proposals received in response to the RFP were evaluated by the Board of Selectmen, and the Quarry North proposal was ranked as the most advantageous for the Town. Quarry North proposed a housing development which would replace the proposed <strong><a href=\"https:\/\/sudbury.ma.us\/pcd\/?p=759\">Sudbury Station<\/a><\/strong> development. The proposal also provides the Town with the Sudbury Station land in Town Center, in addition to $1 million&nbsp;and other&nbsp;mitigation funds,&nbsp;which are under negotiation&nbsp;with the developer.
