The purpose of the appraisal is to determine <\/font><font face=\"Times New Roman\">the market value of the subject property as of current market conditions, as is and as if <\/font><font face=\"Times New Roman\">restricted by a proposed agricultural preservation restriction (APR). Legal interest <\/font><font face=\"Times New Roman\">appraised shall be the fee simple estate, as is and as if restricted by the proposed APR. <\/font><font face=\"Times New Roman\">The subject property consists of two parcels in the Town of Sudbury, Massachusetts:<\/font><\/p>\n<ul>\n<li>\n\t\t<font face=\"Times New Roman\">Assessor&rsquo;s Map H-10, Parcel 200 is located on the southerly side of Old Sudbury <\/font><font face=\"Times New Roman\">Road. It has a street address of 135 Old Sudbury Road. It consists of a 25.877 +\/- <\/font><font face=\"Times New Roman\">acre parcel improved with a number of barns and greenhouses and used actively <\/font><font face=\"Times New Roman\">for farming. It is enrolled in the state&rsquo;s Chapter 61A program. <\/font><\/li>\n<li>\n\t\t<font face=\"Times New Roman\">Assessor&rsquo;s Map H-10, Parcel 203 is located southeast of Parcel 200 and on the <\/font><font face=\"Times New Roman\">westerly side of Harvey&rsquo;s Farm Lane. It is an 8.01 +\/- parcel actively used for <\/font><font face=\"Times New Roman\">farming and a legally permitted agricultural composting operation. This parcel has <\/font><font face=\"Times New Roman\">a deed restriction limiting its use to agricultural and development with only one <\/font><font face=\"Times New Roman\">residence until October 2014.<\/font><\/li>\n<\/ul>\n<p align=\"left\">\n\t<font face=\"Times New Roman\">Quotations and scope of services must be received at the Planning and Community <\/font><font face=\"Times New Roman\">Development Office, 278 Old Sudbury Road, Sudbury, MA 01776, by <strong>Monday, <\/strong><\/font><strong><font face=\"Times New Roman\">September 20, 2010 at 2:00 p.m.<\/font><\/strong><\/p>\n<p align=\"left\">\n\t<font face=\"Times New Roman\">The Town of Sudbury reserves the right to reject any and all proposals, wholly or in part, <\/font><font face=\"Times New Roman\">and to accept any proposal or part thereof deemed to be in the best interest of the Town.<\/font><\/p>\n<p align=\"left\">\n\t<font face=\"Times New Roman\">______________________________________________________________________<\/font><\/p>\n<p align=\"left\">\n\t<font face=\"Times New Roman\">Maureen G.
