Hosmer House – RFQ
TOWN OF SUDBURY REQUEST FOR QUALIFICATIONS (“RFQ”) FOR ARCHITECTURAL/MECHANICAL/ELECTRICAL/DESIGN (“DESIGNER”) SERVICES FOR THE EXTERIOR RESTORATION AND HVAC ENHANCEMENTS OF THE HISTORIC HOSMER HOUSE
In accordance with Massachusetts General Laws, c. 7C, §§ 44-58, the Town of Sudbury (“Town”) is requesting proposals for the services of a Designer to design renovations for the restoration of the exterior envelope, to upgrade the House’s HVAC and to oversee renovation activities of the House’s exterior envelope and HVAC system the Historic Hosmer House (“House”) located at 299 Old Sudbury, Sudbury, MA 01776.
The restoration cost is estimated to be $515,000.00, inclusive of construction oversight, bonding and insurance. The Designer fee will be negotiated with the selected Designer for a fee not to exceed $92,000.00.
The RFQ will be available on Thursday, November 20, 2025 by emailing Facilities@sudbury.ma.us. The Town Manager is the awarding authority. The Town reserves the right to reject any or all proposals and to only award a contract if it is in the best interest of the Town to do so. The Town is an equal opportunity employer.
Submission Logistics
Proposals are due by Tuesday, January 6, 2026 at 12:00 pm EST with one (1) in hard copy form and one flash drive with an electronic form, when they will be opened and registered by the Combined Facility Director or their Designee, in the presence of witnesses. No fax or email submissions will be considered.

Proposals must be sealed, and the package or envelope clearly labeled with the following: “Exterior Restoration and HVAC Enhancements of Historic Hosmer House – Response to RFQ for Designer Services” and Responder’s name and address.
Late proposals will not be considered. Modifications must be in writing provided with one (1) hard copy form and one flash drive, sealed and clearly labeled as such, and submitted to the Combined Facility Director prior to the date and hour of the proposal deadline.
A proposal may be withdrawn by written request prior to the deadline.
Please make note that the Facilities Department hours of operation are Monday through Friday, 8:00AM to 3:30 PM.
A mandatory site visit will be conducted on Tuesday, December 16, 2025 at 10:00 AM EST at the Hosmer House site, 299 Old Sudbury, Sudbury, MA 01776.
Questions must be submitted in writing, via email, or US Mail to Sandra R. Duran, Combined Facility Director, 275 Old Sudbury Road, Sudbury, MA 01776 or via email at Facilities@sudbury.ma.us, at least seven (7) days in advance of the deadline for the proposal submission. All parties who have received a copy of the RFQ will be notified of any published answers to substantive questions.
