Creating Livable Communities: The Status of Housing in Sudbury

The Scope of the Housing Crisis:
Housing is a problem across the country, across Massachusetts, across the Metro West region, and in Sudbury. It is an issue which has brought together Senator Tim Scott (R-SC) and Senator Elizabeth Warren (D-MA) and unanimous bipartisan support of the membership of the Senate Banking, Housing and Urban Affairs committee in support of the ROAD to Housing Act. In February of this year Massachusetts, through the Executive Office of Housing and Livable Communities (EOHLC), released “A Home For Everyone – A Comprehensive Housing Plan for Massachusetts 2025-2029”. Some of the key findings of the Plan include that Massachusetts needs to add 222,000 homes to the available housing stock between 2025 and 2029 and that a shortage of homes is the root cause of the current housing crisis. According to the Massachusetts Housing Partnership (MHP) 2025 Annual Housing Institute almost half of the additional homes needed are for Millennial and Gen Z households. The greatest need is in eastern Massachusetts, including Middlesex County and the surrounding areas.
Just this year Sudbury itself adopted a Housing Production Plan (HPP) setting forth “how the Town of Sudbury plans to create and preserve affordable and mixed income housing as well as stabilize housing for existing residents and create more housing options in the community.”
The bottom line is that all demographics and all places need more housing affordable to all.
What Sudbury and You Can Learn and Do About the Housing Crisis:
The Sudbury Housing Trust and the Sudbury Housing Authority want to provide an opportunity for Sudbury residents to learn, first hand, from state, regional and local housing experts the nature and scope of the housing crisis facing the state, the region and the town and to be able to ask questions themselves of these experts regarding what impact that housing crisis may have on Sudbury itself.
To that end, the SHT and SHA are sponsoring a forum called Creating Livable Communities: The Status of Housing in Sudbury at the Goodnow Library on Thursday, October 23, 2025 from 7:00 pm to 8:30 pm. The forum will be in a hybrid format and will be televised and recorded by Sudbury TV. The experts participating in the forum include: Rachel Heller, Executive Director of Citizens Housing & Planning Association (CHAPA); Jason Palitsch, Executive Director of 495/MetroWest Partnership; Liz Rust, Director of the Regional Housing Services Office (RHSO); and State Representative Carmine Gentile. Also present will be representatives of Sudbury’s Planning & Community Development office.
