Project description

The Edgewood at Meriam Hill is a newly constructed residential community of 10 condominiums located in the historic Meriam Hill neighborhood and is comprised of garden-style condominiums, townhouse-style residences and a duplex within a renovated historic home that includes one affordable deed restricted unit. The Edgewood is situated within walking distance of Lexington Center, public transportation, schools, parks, and community resources, providing convenient access to shopping, dining and recreational activities.

The affordable unit is located at 38 Edgewood, Unit 1 and is a four-bedroom dwelling unit with two dedicated deeded exterior parking spaces. Unit 2 of the historic home will be a three-bedroom market rate dwelling unit with a garage.

38 Edgewood, Unit 1 consists of four bedrooms, 2.5 baths, a large private exterior deck, with three floors and a basement across 3,217 gross square feet.

The first floor has an eat-in kitchen with breakfast nook, new cabinets, countertops, and appliances, including an electric induction stove, a mud room, a half-bath, and a large family room with built-ins that leads out to a large deck. The purchase price to an eligible buyer is $357,800, set to be affordable to a buyer at or below 70% of the Boston Area Median Income. Owners are required also to pay property taxes, and the 2025 Lexington tax rate is $12.23 per $1,000 of valuation or an estimated monthly amount of $365. The condominium fee is currently $185 monthly, and the Condominium Association has rules and regulations for all owners that describe the operation of the condominium.  

This property is offered at a discounted rate and, as such, this and all future sales of the property will be in accordance with those guidelines and Deed Rider to the unit. This property will be sold below the market price with deed restrictions which protect the property in perpetuity using resale price limitations.
