Pine Hill Crossing – Bedford, MA

The Pine Hill Crossing development consists of seventeen (17) new construction infill cottage type dwelling units and twelve (12) renovations to existing single family dwellings on property formerly known as the “Coast Guard Housing” site. There are two affordable deed restricted units of each type.

Pine Hill Crossing is Bedford’s newest pocket community located at the former Coast Guard Housing site on Pine Hill Road. Pine Hill Crossing is a picturesque Bedford community formerly owned and operated by the US General Services Administration that provided housing for enlisted Coast Guard and Air Force families.

The two new 1,358 square feet “Cottage Style” homes are located at 11 and 32 Mickelson. These homes will be 3BR, 2 bath floorplans with an open kitchen\living area. The homes have gas hot water, heat and stove, and are air-conditioned. The homes have a first-floor master bedroom. There is driveway parking for one car. The new construction homes have a condo fee of $210/month.

The two renovated 1210 square feet single floor 3-bedroom single-family condominiums are located at 27 Lewis (with 1.5 bath and AC) and 35 Pine Hill (1 bath). The homes boast new kitchen cabinets, granite counter tops, appliances including washer/dryer, hardwood floors, carpeted bedrooms and updated 1 and 1.5 bath models. A private driveway, carport and enclosed storage area add to the uniqueness of these condominiums. The homes have gas heat and hot water, and electric stove. The renovated homes have a condo fee of $187/month.

The monthly Condominium fees are calculated using the proportional square foot method, as shown above. These fees represent a proportional share of the total condominium expenses covering landscaping and snow removal for the common areas, water/sewer/utilities for the common areas; irrigation for the exclusive use areas, insurance and contribution to reserve. The homeowner is responsible for all other maintenance, and will also pay real estate taxes ($240/month using 2018 tax rate).

The units will be available to income eligible first-time homebuyers, with some exceptions permitted under the program, as noted in this application.
