After 2 1/2 years of discussion, Sudbury’s Zoning Bylaw has been revised, the first such comprehensive revision in over 33 years. Town Meeting voted on April 3rd to adopt the new Zoning Bylaw. The document will now be sent to the Attorney General’s office for review.
Major changes include revisions to the Site Plan review process, including an expedited review process for Minor Site Plan projects under 2000 sq. ft. New regulations govern some non-conforming uses and structures, making it tougher to tear down a small house and replace it with a larger home. Exempt uses, such as religious and child care buildings, will now require compliance with typical dimensional regulations, and must go through Site Plan review with the Board of Selectmen.
Copies of the new bylaw are available at the Selectmen’s office and the Planning Board office at no cost for a limited time. Once the supply of bylaws is depleted, they will be sold at the Town Clerk’s office for approximately $10.
