Raytheon Redevelopment – National Development Applications/Information

The Town of Sudbury has received applications for the redevelopment of the Raytheon property at 526 & 528 Boston Post Road.  The developer is BPR Development LLC c/o National Development. The current applications are for the construction of a new 45,000 sq. ft. grocery store, and a 250 rental apartment complex (by Avalon Bay under a Comprehensive Permit). Additional components of the redevelopment proposed by National Development include approximately 40,000 sq. ft. of additional retail space, 60 age-restricted condominiums and a 50 bed specialty care (Alzheimers) facility. These components will be the subject of Town Meeting articles in 2016.

The Zoning Board of Appeals has issued a Special Permit for the Whole Foods grocery store. Additional special permits for signage are under review. The Public Hearing on the Avalon Sudbury Comprehensive Permit (40B) began on March 7, 2016. Check the ZBA website for additional hearing dates and agendas.  

The Planning Board has issued Site Plan approval for the Whole Foods component of the plan, and is currently conducting Public Hearings to review the Stormwater Management Permit application for the grocery store. The Planning Board is also reviewing the draft Master Development Plan and the Mixed Use Overlay District (MUOD) zoning. Check the Planning Board website for meeting dates and agenda.

A filing under the Massachusetts Environmental Policy Act (MEPA) has been submitted to the Executive office of Energy and Environmental Affairs for the project. EOEEA issued its MEPA certificate on March 25, 2016, determining that the project does not require an Environmental Impact Report (EIR).
