Last spring, The Town of Sudbury was selected to participate in the 495/MetroWest Corridor Partnership with the University of Massachusetts at Amherst’s Department of Landscape Architecture and Regional Planning.  The initiative, Design by Density, was designed to provide resources on residential development and density issues – from research to design ideas.  The Town chose the Melone property, a 30 acre site on Route 117 containing the Town's gravel pit, for this study. Through this program, Sudbury was provided site development plans specifically designed to be attractive, consistent with community character, and appropriate in setting, while also successfully addressing the common objections to density and meeting the needs of the housing market.   The Melone Property Design details the summary findings for both Sudbury and Medfield, and specifics of the Melone property and with possible design.  The Summary of Research provides a broader context for the entire initiative through three research reports: Community Opposition , Precedents for Achieving Density, and Regulatory Barriers.

The project data will be used going forward in the feasibility study for this parcel of land.  Please contact the planning office for more details.
