The Wireless Services Overlay District Bylaw was last amended in 2011 and a new wireless facility has not been approved in more than ten years. As the Master Plan Implementation Committee, the Planning Board has been working on an update to the Wireless Services Overlay District to expand the potential sites where a cell phone tower could be located. The Bylaw submitted for consideration at the May 2026 Town Meeting is the result of this work. The proposed language keeps the Special Permit process and 100 foot height limit for new towers, however, it opens up larger parcels (over 10 acres) outside the Overlay District for the potential of cell tower location. The application requirements, design standards, demonstration of need, and tower setbacks have all been modified to meet contemporary industry standards, protect the character of Sudbury, and comply with the direction of the 2021 Master Plan.
