Quarry North: Melone Gravel Pit Reuse

The Melone property is a 46.6 acre parcel located on Route 117/North Road, 16.4 acres of which are located in the Town of Concord. The Town purchased this property in 1992 for use as a gravel operation throughout the 1990s, which has since been removed. A Land Disposition and Development Agreement for the property was negotiated with Quarry North Road LLC and agreed to by the Town on February 28, 2019. Most recently, a 274 unit residential development called Cold Brook Crossing has been proposed for the property and is now under review by the Planning Board.

Quarry North/Melone Updates

On March 11, 2020, a proposal for a 274 unit housing development at the Quarry North site called Cold Brook Crossing was submitted to the Planning Board.

On May 7, 2019, Town Meeting approved the 40R Smart Growth Overlay District at Quarry North, and the district was later approved by the Attorney General and the Department of Housing and Community Development.

On February 28, 2019, the Board of Selectmen signed a Land Disposition and Development Agreement with Quarry North Road LLC.

A Town Meeting, which included the Melone Disposition, was held on December 11, 2018.

A Town Forum on the Melone Disposition was held on November 27, 2018.

Request for Proposals (RFP)

A Request for Proposals (RFP) for disposition of the land was issued in March 2018. The proposals received in response to the RFP were evaluated by the Board of Selectmen, and the Quarry North proposal was ranked as the most advantageous for the Town. Quarry North proposed a housing development which would replace the proposed Sudbury Station development. The proposal also provides the Town with the Sudbury Station land in Town Center, in addition to $1 million and other mitigation funds, which are under negotiation with the developer. A vote of Town Meeting approved the disposition of the Melone property to Quarry North.
